Role Overview

The role of a Service Technician is like owning your dream car; you have to keep it running well and have to solve the occasional maintenance issue. The older the model, the more care it needs. You also have to keep it looking great and ready for passengers. You never know who will want to take a ride!

The Real Work

  • Walking in your residents’ shoes

  • Troubleshooting

  • Maintaining grounds, breezeways, and amenities everyday

  • Picking up and disposing of all sorts of things

  • Conducting electrical, plumbing, and HVAC maintenance and repair

  • Checking the property management system for work orders and prioritizing tasks

  • Communicating clearly with residents and the community team

  • Changing locks

  • Firefighting, both figuratively and literally

A Day in the Life

In the words of a Cortland Partners associate, here’s a snapshot of a day in the life of a Service Technician:

“I start the day by helping get the community ready to open for the day: grounds, trash, etc. Then the rest of the service team meets to prioritize what is needed for upcoming move in/outs and recent service requests. Once I have my task list, I pull the keys and start making the rounds. I take a look at the move outs from the night before and get ready for turnkey inspection, I review the move-in list and start on the make readies for the day. Next up is handling any vendor items and discussing them with my service manager. Then it’s on to service requests and any seasonal maintenance items, depending on the time of year. The job might sound basic, but the days are never the same, and I love that. I could never be in a job where I do the same thing every day; I’d go crazy.”

Required Knowledge and Experience

  • HVAC & CPO certifications preferred

  • Minimum of 1- 3 years’ experience in property management preferred

  • High School Diploma or GED required
