Verizon Wireless Real Estate Manager in Irving, Texas


Job Description:

Verizon’s Global Real Estate organization is seeking a dynamic Real Estate Professional with strong experience inretail real estate planning and lease negotiations. As a Real Estate Manager, your primary focus will be identifying, recommending and securing new store sites and meeting the company development goals for the Central Texas market and to manage & improve the existing portfolio.

Duties and Responsibilities:

  • Implementation of the Market development plan in the selection and lease negotiation of new stores, relocations and expansions. Lead the Market planning, through the use of multiple GIS systems and industry relationships.

  • Manage all activities associated with retail site selection and lease negotiations for the Central Texas Market. Help create the regional distribution strategy for Verizon.

  • Work with Market Real Estate and Leadership to create strategic plans to maximize Verizon distribution in various markets.

  • Manage and utilize brokers in various markets to ensure Verizon has the most up to date information on available locations and market conditions.

  • Conduct research within the identified markets to ascertain availability of sites appropriate for Verizon Retail locations.

  • Utilize strategic, web-based tools to maximize retail distribution.

  • Conduct market reviews and site tours to locate, evaluate and recommend high potential real estate sites for the development of Verizon retail stores.

  • Build consensus for site decisions and prepare Business Cases forapproval (including the documentation of strengths and/or weaknesses of potential sites).

  • Negotiate Letters of Intent (LOI) to be used for lease preparation and lease negotiation.

  • Lead all lease negotiations.

  • Regular and frequent project status reporting.

  • Management of the existing Market portfolio of stores, analyze and evaluate existing store portfolio and recommend future strategy

  • Renew, Relocate, Divest.

  • Negotiate renewals, terminations, subleases, etc. as necessary.


  • BA or BS or equivalent work experience.

  • 6-10 years corporate real estate experience, including retail site selection and lease negotiation.

  • Knowledge of commercial real estate as it relates to market planning, site evaluations, city/county/state regulations, building and permitting, utility accesses, easement, parking regulations, traffic flow.

  • Ability to read and understand building plan documents and match building requirements to site limitations and make recommendations as to the viability of developing a Verizon Wireless location on a given site.

  • Experience in reading and interpreting market and demographic data and matching the site to the needs of Verizon.

  • Ability to evaluate the economic viability of real estate decisions.
