This position performs standard and routine work maintenance work such as; repairing air conditioning units, plumbing, electrical, carpentry, painting. In addition, performs preventative maintenance on all equipment, building, grounds, and other related areas of physical plant.



  • High school diploma or equivalent.


  • Must possess the knowledge, skills, and ability to satisfactorily perform assigned maintenance duties.

  • One year experience in a maintenance setting preferred.

  • Performs general repair and preventative maintenance work with refrigerants and related HVAC tools to make repairs and perform preventive maintenance to HVAC equipment.

  • Troubleshoots low voltage circuits, relays, transformers, switches, overloads and timers.

  • Assists in coordination of onsite vendor projects. Helps ensure work is completed

  • Identifies and reports broken equipment /appliances during rounds

  • Inspects buildings and other structures to determine functional systems and detect malfunctions and needed repair making notes and recommendations using a pre-established check sheet.

  • Performs minor electrical maintenance to include but not be limited to replacement or repair of fixtures (e.g. wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power and specialty tools.

  • Performs minor plumbing maintenance (e.g. replacement or repair of leaks in drains and faucets, unclogging of drains, trenching and laying new lines, replacing drain hoses on washers and similar devices, etc.).

  • Performs minor painting, carpentry and masonry work (e.g. preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, fitting locks and handles, etc.).

  • Performs general repair and preventative maintenance work to the facility, vehicles and equipment.

  • Completes assigned work orders and job assignments.

  • Completes daily and monthly tool and parts inventory reports.

  • Prepares the surfaces and paints various structures and equipment.

  • Clean grounds, parking lots, and other work areas.

  • Order parts and maintain required documents.

  • Cultural Competency - Is sensitive to cultural diversity issues, treats residents as an individual, and considers the culture of the resident when providing care and treatment.

  • Performs other duties as assigned.
