Position Summary Members of the maintenance team ensure that all mechanical systems and equipment are operations and properly maintained and all common areas are maintained in a clean, aesthetically appealing and disinfected condition. This position includes weekend shifts. Days off are Wednesday and Thursday. This position also participates in the rotating on-call schedule with the maintenance department. Position Responsibilities -Schedule Requires weekends -Routinely inspects and communicates to immediate supervisor as applicable -Clean and Maintain the pool and spa -Ensures all safety precautions are followed while performing work -Must be able to properly utilize new equipment and follow safety procedures prior to using this equipment -Maintains working relationship team members -Painting of all common areas and touch up may be required. Responsible to inspect areas that need paint and advise immediate supervisor. -Completes daily work orders as scheduled -Assist in cleaning common areas as needed -Maintains assigned equipment in good working condition -Proactively identify problems requiring maintenance attention. -Knowledge of emergency evacuation plans, and with fire and emergency systems. -Maintains a safe and secure environment throughout the building/property(s). -Follow and apply all Standard Operating Procedures -Follow and apply FirstService Residential Core Values and Global Service Standards. -Properly performs casual labor, such as lifting/moving heavy items as directed by supervisors and following appropriate safety procedures. -Performs maintenance replacement and repair in areas of carpentry, electrical work, plumbing, mechanical, painting, flooring, and other minor building/community repairs as long as a permit is not required to do the job. -Maintains records, prepares reports and other duties as assigned by manager. -Expected to attend mandatory monthly meetings, and all other pre-scheduled events at the direction of management. (included but not limited to meetings held outside normally scheduled work shifts) Operating Skills, Knowledge & Abilities. Education/Training: High school diploma or equivalency preferred. Experience/Knowledge: 2 years general building/community maintenance experience is strongly preferred. Strong customer service, communication, time management and interpersonal skills required. Effective verbal and written communication skills required. Ability to respond to emergencies in a timely manner. Ability to work flexible and/or extended hours and weekends based on project requirement. Special Requirements: Ability to lift 30 -- 50 lbs; Work in an upright standing or sitting position for long periods of time; Handle, finger, grasp and lift objects and packages; Reach with hands and arms; Ability to quickly and easily navigate the property/building as required to meet the job functions; Complete all required forms. Ability to work extended hours and weekends based on project requirement. Ability to respond to emergencies and callouts on a timely manner; Must be a team player.
